Mobile home title paperwork, handled locally.
A Tampa Bay service for mobile home title transfers and retirements. We file in person at the local tag agency, not by mail to Tallahassee.
- A flat service fee, set before work starts
- State fees at cost, itemized on every invoice
- Updates from us until the titles are in hand
Estimate your total
Our fee plus state fees at cost, per section of the home.
Serving Pinellas, Hillsborough, Pasco, Manatee, Sarasota and Polk counties.
Who we work with
Title agents and closing attorneys
Send the details when you open the file. We'll tell you exactly which mobile home forms are needed and who signs them.
Investors and realtors
Know where a title stands before you sign the contract: owners of record, liens, and whether it's been retired.
Families and heirs
Selling a parent's home, or found a title in the wrong name? We'll walk through the paperwork with you, and point you to an attorney if that's what it needs.
Pricing
Your total has three parts: our flat service fee, state DMV fees at cost, and shipping at cost. A double-wide has two sections, so it pays the state fees twice.
Our service fee
Based on what's known about the home, and its size. Triple-wide: add $50 to the double-wide price.
| Tier | When it applies | Single-wide | Double-wide |
|---|---|---|---|
| Standard | Original titles in hand | $175 | $225 |
| Research | Titles lost, but the home is on record | $200 | $250 |
| Complex | Nothing known: no title, VIN or RP number | From $600 | From $750 |
Complex files: we run the searches first and send a written quote before any work starts.
State fees, at cost
Set by the state and charged by the tax collector. We pass them through with no markup.

Situations to flag early
Some files take more than a standard transfer. If yours has one of these, tell us at the start. We'll be straight with you about what it involves, and whether you need an attorney instead.
The seller can't find the title
A duplicate title is usually needed before the home can be transferred.
The owner on the title has died
Florida often lets heirs transfer by affidavit without a probate order. The papers depend on whether there was a will.
An old lien is still on the title
The lienholder's release is needed first. Very old liens can take extra steps.
Only half the double-wide was retired
Each section has its own title. If one was retired and the other wasn't, the second needs its own retirement.
The land and the home are in different names
A title can only be retired when the names match, so it may need a transfer first.
The home on the land isn't the one on the deed
The VIN on the home has to match the paperwork. Check it early.
An RP sticker doesn't mean the title was retired.
It's one of the most common mix-ups in Florida mobile home closings. Send us the VIN and we'll check what the DMV record actually shows.
